What's worse than a delay right before closing? We've seen it all.

Pay attention to these details for a great walkthrough (and happy client).

Do:

• Schedule for right after rain/snow

• Use an attorney who provides you a list of agreed upon repairs from the AI letters

• Make sure all agreed upon repairs are completed and receipts are provided

• Make sure no one is occupying the parking space

• Make sure storage is empty and cleaned

• Schedule during the day (it's harder to see imperfections at night)

• Talk to neighbors in condo building to find out idiosyncrasies of the building

Don't:

• Point out problems that already existed and were not brought up during attorney and inspection review

• Skip the final walkthrough altogether (even during a post-closing possession)

• Ignore areas that were previously hidden by furniture and rugs

• Forget to check the rooftop deck to make sure there have been no changes since inspection

• Forget to check the AC if your inspection was in the winter

• Forget to check the heat if your inspection was during the warm months
