As you are well aware, it's a seller's market out there. Your buyers better have the ability to be irrational to buy a property. And, your sellers need PATIENCE.
Why patience you ask? We have seen a bunch of realtors just recently accept an offer on a Saturday, only to have to cancel it by Tuesday night.
Don't make this mistake! This is a seller's market. Never take the first offer! Call for highest and best. Then let them negotiate against one another until Monday evening. You should not be signing contracts until Tuesday morning as a seller.
If you find your client pushing you to sign a contract on a Friday or Saturday, push them back to wait. There is nothing more embarrassing than accepting a deal on a Saturday to find two better ones on Sunday and Monday. Use the weekend as open house bidding wars. Real estate is so valuable right now. Use every possible day to drive up its value.
Your customers will appreciate you and you will have less uncomfortable conversations with your colleagues who thought they had a deal.
