I wanted to give you a brief primer on what differentiates my law firm if you are interested in expanding your attorney options:
1. We keep you organized. The minute we get a contract, we add all the important dates to a shared Google calendar. This means all key stakeholders (realtor, client, lender, our law firm) get electronic calendared dates of all contingencies (AI deadline, mortgage deadline, condo review deadline, closing date, etc.)
2. We keep you in loop. You are cc'ed on all emails with the client. Before any decisions are made, your opinion is requested and your thoughts are appreciated and valued. We incorporate your instincts into all decision making processes. Your insights, in our opinion, are invaluable. If you are too busy, we have no problem taking the baton for you.
3. We take care of the details. We will protect your client with in depth due diligence from examining condo financials and regulations, monitoring any tax assessment increases (i.e., the 2023 Lake County quadrennial, 2024 City of Chicago triennial ), City building violations or open permits, past seller insurance claims, title issues, etc.
4. We keep your deal moving. We know everyone is on pins and needles during attorney/inspection review. Our firm mandate is to turn around all AI correspondence within 24 hours from receipt. We will also pester the other side if they are lacking in a response.
5. We are available to you 7 days/week. We know that these transactions happen during weeknights and weekends and not everything happens 9am to 5pm, Monday through Friday. We are available by phone, email, and text 7 days/week.
6. We help you win listings! We can provide net sheets and look for missing property tax exemptions, looming tax increases and available refunds. We have found that if you find lost money for a seller, they are MUCH more likely to list with you over the competition.
